1. Prepare to Sell
      Where do I start?  Selling a home can be a trying experience in any market.  Houses are more than an investment, they are people´s homes full of heart and memories.  The best time to sell your home is when you are personally READY.  Some questions to ask yourself are: 
   • Why do I want/need to sell my home?
   • What do I like and not like about my home?
   • When would I like to be in my new home?
   • What concerns do I have about the selling/moving process?
   • Are there any considerations I need to resolve before listing my home?

2. Meeting with a Real Estate Agent
     


Who should I contact first?  An experienced Realtor will be able to help you with all aspects of the selling process.  I am a great resource for information concerning all aspects of selling, buying, financing and title.  After I have assessed your needs and goals (see Seller Assessment), we will meet to discuss the housing market, pricing of your home, expenses associated with selling, and many other key factors of selling a home.

3. Preparing your Home for Sale
   
What should I do to my home to prepare it for selling?  After we decide to work together, I provide a FREE home staging consultation and Home Presentation Guidelines.  Showing a home in its best light helps attract more buyers to your home and increases the home´s market value.  Surveys show that staged homes sell on average for more money and in less amount of time.  This benefit is vital in any market!

4. Complete Listing Paperwork
     
How do I hire my Realtor?  Care is taken to obtain all the accurate information about your home.  We then document our commitment to each other in the Listing Agreement.  You are provided with a signed copy of the Service & Performance Pledge as well as the Home Marketing Plan for you to reference my guarantees throughout the home selling process.

5. Showing Process
   
How does the showing process work?  I will provide you with a Showing Preparation Checklist for your reference as well as Showing Guidelines to help you through this process.  It´s never easy to show your home, but I do my best to prepare you for the endeavor.

6. Reviewing an Offer
     
What happens when I get an offer?  Prior to an offer coming in, I will have provided you with my Offer Preparation tips.  In reviewing the purchase agreement/offer, we will take the time you need to feel comfortable with its terms before ever signing off on the legal documents.  In addition, we will review a Net Sheet so you know where the numbers are.

7. Closing the Sale
   
What transpires between the offer being accepted and closing?  Beyond packing, there are several things a seller will need to do to prepare for closing.  I will provide assistance with the following activities:  Helpful Phone Numbers List to transfer utilities and other services; Move Coupons in case moving/storage facilities are needed; Professional Business Referrals for insurance and investment needs.  My closing company, Real Estate Nexus, and I will be working to be sure title clears, the buyer´s mortgage is approved and everything stays on track for a successful closing.  I will be with you from the beginning to the end and beyond!
